Create starts with a conversation with an experienced Design Manager, so we can truly understand you, your budget, and your expectations.
We want to know who you are, what inspires you, your family dynamics and of course, assess your block of land. To do this, we arrange to visit the site with you and review ideas. Above all, we never lose sight of the fact that this is your home, and you need to fall in love with every inch of it. We will openly discuss your budget as well as; document the adjoining properties, the features of your property, ensure the accuracy of your land title boundaries, soil condition reports and the location of all services. It is at this stage that a preliminary deposit is payable to take the next step in your custom home build.
Create your vision
Next, you will meet with our in-house Architect and Design Manager to discuss and develop your brief. Our Architect will work with your unique requirements and discover your style and inspiration to ensure the design possibilities match your vision.
Now that we have all this information, the true beauty of custom home design really begins. Our Architect will develop an initial concept of your home based on the design brief we have developed with you. Because we don’t settle for the conventional way of doing things, your concept will be carefully prepared and presented to you by way of hand drawn architectural sketches – this will include a visualisation of the look of your external facade and your floorplan details.
Detail the finishes
Beautiful custom homes are not built by accident. At Glenvill, the design process is thorough, and you will continue to work closely with our Architect and Design Manager to fine-tune the details until you are comfortable with the plans and external elevations. At this point we will present you with a preliminary costing to ensure we are still within your budget and expectations.
From here, we will develop computer generated drawings, including 3D images. Once the design is complete, a specification of materials and finishes will be provided to you.
Once you are happy with the outcome you will approve our preconstruction agreement and an additional payment will then move your home forward to the next stage. Should town planning be required our experienced team are here to guide you through every step of the way.
We will now develop all the documentation required – ready for our construction team to build your dream home. During this stage we offer you a comprehensive and integrated interior design consultation. Everything is covered, including furnishings, light fittings, floor coverings and appliances.
Our Interiors team will guide you through this exciting phase and offer unparalleled advice. We are proud to offer this as another unique feature of your journey with Glenvill Homes. This is the stage of the process where you will sign your building contract. We use Housing Industry Association (HIA) building contracts, which bring together all the designs, materials, colours and engineering details into one final document. At this point the balance of your deposit is payable.
Once contracts have been signed, Glenvill will obtain the required building permit. We will pre-order all building materials and appoint an experienced site manager ready for the start of construction. We work to strict building timelines and keep you up to date every step of the way. You can’t rush quality and you can’t cut corners on workmanship, so our timelines are realistic to ensure your home will be built to impeccable quality standards.
Finally, after months of planning and unwavering attention to detail, your dream is now a reality. Your custom designed Glenvill home is ready for you to move in. However, this is not the end of our commitment to you. We stand by our quality and are there for support for many more years to come should the need arise.
