Our Knockdown Rebuild Process

The process starts with a conversation with your Design Manager, Glenvill’s in-house experts who will take you through everything from your budget to your block, choosing your facade, and interiors, and creating your dream home.

During our initial meeting, we will complete a site assessment to ensure that your land is appropriate for a knockdown rebuild and understand any potential limitations on the build. Then we’ll find out what inspires you and understand what you want in a home. We will help you choose a floorplan, facade and build a price estimate to suit your lifestyle. By creating a detailed brief from this information, we’ll be better able to understand your dream and work with you on creating it.

02Drawing and Design

Glenvill will order site-specific reports and prepare drawings of your home. Our team of experts will visit your block and take a full analysis of the site including soil testing and surveying.

While we are bringing your new home to life, it’s time for you to get creative. Add a personal touch to your home with interior and exterior colour schemes and choose your fixtures and fittings to tie it all together. The dream home you envisioned will start to come to life.

03The Fine Print

As soon as your plans and designs are finalised, we’ll take care of the fine print, including your contract and fixed price for your build. Once your HIA contract is signed, we’ll organise a building permit, order materials and appoint a designated site manager for your project.

04Demolition complete and construction begins!

Now it’s time for you to say goodbye to your old home and for us to get to work and make your new dream home become a reality. Once construction begins, it won’t be long until you’re living in your Glenvill Home, and we’ll keep you updated every step of the way.

Full terms and conditions. 

1. Promoter: The promoter of this Promotion is Glenvill Homes Pty Ltd ABN 55 298 953 760 of 480 Church Street, Cremorne, Victoria 3121.
2. Promotion Period: The Promotion will commence at 12.00am (AEDT) on -09/10/2023 and will conclude at 11.59pm (AEDT) on 31/12/2023.
3. Eligibility: The “12 Months Move In Guarantee” Promotion (hereafter referred to as the “Promotion”) is open to Australian residents aged 18 years or older who intend to purchase a new home from Glenvill Homes within an 18km radius of Glenvill Homes’ office in Cremorne, Melbourne, Australia (“Eligible Customers”).
4. Eligible Locations: The following locations are deemed within Melbourne, Australia for the purpose of this Promotion:
a. Within an 18km radius of Glenvill Homes’ office in Cremorne, Melbourne, Australia.
5. Eligible Homes: The following home designs with one of the following eligible colour palettes:
a. home designs:
i. Collection homes (including knockdown rebuilds): Spatial Landscape, Urban Habitat, Lighthouse, Minimalist Abode, Contemporary Residence, Organic Precinct, Intimate Canvas, Versatile Context, Private Canopy, Built Connection, Atrium Form and Linear Form.
b. colour palettes:
i. Internal palettes: Contemporary, Cool, Coastal, Eclectic, Hamptons, Minimal, Soft, Traditional and Warm. External palettes: Classic, Elemental, Luxe, Monochromatic, Natural, Radiant, Retreat, Sandstone and Scandinavian.
The availability of eligible homes may be subject to change without notice. Where possible to do so, Glenvill Homes will notify participants of these changes.
6. Guarantee: Glenvill Homes guarantees that Eligible Customers who participate in the Promotion as outlined below will have their new home constructed and ready for occupancy within 12 months from the date of signing their purchase contract.
7. Requirements: To be eligible for the Guarantee, Eligible Customers must:
a. during the Promotion Period:
i. sign a valid purchase contract for an Eligible Home within an Eligible Location;
ii. pay a 5% deposit; and
iii. if obtaining finance, receive unconditional finance;
b. provide accurate and complete information required for the construction process, including but not limited to design preferences, material selections, and any necessary permits or approvals;
c. make all required payments according to the agreed-upon payment schedule and adhere to the terms of the purchase contract;
d. attend all necessary design appointments, meetings, and site visits as required by Glenvill Homes in accordance with the purchase contract; and
e. provide Glenvill homes with a vacant site.
8. For the avoidance of doubt:
a. the 12 month guarantee period will not begin until the latter of receiving a valid purchase contract, payment of the 5% deposit or unconditional finance (if relevant) occurs; and
b. if a site is not vacant at the time of signing a purchase contract, the Guarantee will only be applicable if the site is ready for construction within one month of the date the contract is signed.
9. The selected house design must comply with the applicable residential code of compliance and all council requirements for the site.
10. Exclusions: The Guarantee does not apply if:
a. construction delays or occupancy readiness are caused by factors beyond Glenvill Homes’ control, including but not limited to adverse weather conditions, unforeseen site conditions, delays in permit approvals, labor strikes, material shortages, or disruptions in the supply chain;
b. if the selected dwelling requires town planning or report and consent, it will not be deemed an Eligible Home for the purpose of these terms and conditions;
c. if an Eligible Customer’s chosen lot is more than 1.5m of fall from front to rear and 1.0m side to side fall;
d. if structural changes are applied to the home design without prior written approval is obtained from Glenvill Homes.
11. Communication: Eligible Customers will be provided with regular updates on the construction progress of their home. Any changes or delays that may impact the guaranteed occupancy timeframe will be communicated promptly to the Eligible Customer.
12. Termination: Glenvill Homes reserves the right to terminate the Promotion or modify the terms and conditions at its discretion. In the event of such termination or modification, customers who have already signed purchase contracts will be notified and provided with alternative options.
13. General Terms:
a. All purchase agreements must be received by Glenvill Homes during the Promotion Period and are only deemed received when deemed so by Glenvill Homes.
b. Eligible Customers are responsible with their own costs associated with participating in this Promotion.
c. Participants must not:
i. tamper with the participation process;
ii. engage in any conduct that may jeopardise the fair and proper conduct of the Promotion;
iii. act in a disruptive, annoying, threatening, abusive or harassing manner;
iv. do anything that may diminish the good name or reputation of Glenvill Homes or any of its related entities or of the agencies or companies associated with this Promotion;
v. breach any law; or
vi. behave in a way that is otherwise inappropriate.
d. Glenvill Homes is not responsible for any tax implications arising from you receiving the Guarantee as part of the Promotion. If for GST purposes this Promotion results in any supply being made for non-monetary consideration, Eligible Customers must follow the Australian Tax Office’s stated view that where the parties are at arm’s length, goods and services exchanged are of equal GST inclusive market values.
e. The Guarantee is non-transferable and cannot be redeemed or exchanged for cash or other benefits.
f. Glenvill Homes reserves the right to verify the eligibility of participants and to disqualify any individuals who do not meet the criteria outlined in these terms and conditions. Failure by Glenvill Homes to enforce any of its rights at any stage does not waive those rights.
g. By participating in the “12 Months Move In Guarantee” Promotion, customers agree to abide by these terms and conditions and acknowledge that Glenvill Homes’ decisions related to the Promotion are final and binding. 14. Governing Law: The Promotion and these terms and conditions will be governed by and construed in accordance with the laws of the State of Victoria, Australia.
15. Liability:
a. Nothing in these terms and conditions restricts, excludes or modifies any consumer rights under any statute including the Competition and Consumer Act 2010 (Cth).
b. Subject to clause 15.a above, Glenvill Homes (and the agencies and companies associated with the Promotion) are not liable, including in negligence, for any loss (including indirect, special or consequential loss or loss of profits), expense, damage, personal injury, illness or death suffered in connection with the Promotion, except for any liability which under statute cannot be excluded (in which case that liability is limited to the greatest extent allowed by law).
c. The Promotion is in no way sponsored, endorsed or administered by, or associated with any social media platform, including Facebook and Instagram. You provide your information to Us and not to any social media platform. You completely release any relevant social media platforms from any and all liability.
16. Privacy:
a. Glenvill Homes may collect participants’ personal information directly or through Our agents or contractors for the purpose of the Promotion. Glenvill Homes will use participants’ personal information to conduct and manage the Promotion. Glenvill Homes may disclose the personal information of participants to its related companies, agents and contractors to assist in conducting this Promotion, communicating with participants or storing data.
b. By participating, participants consent to Glenvill Homes keeping their personal information on its database to use for future marketing purposes, including contacting you by electronic messaging.
c. Glenvill Homes’ privacy policy, available at www.glenvillhomes.com.au/privacy-policy includes information about:
i. how participants can seek access to and correction of the personal information Glenvill Homes’ hold about them; and
ii. how to complain about a privacy breach and how Glenvill Homes will deal with such a complaint.
