What to expect during a custom home build

To show you how simple a custom home build can be, here’s a look at our five-step bespoke building process.

1. Create the vision

Every custom home starts with a vision.

At Glenvill, the bespoke design-and-build process begins with a conversation with one of our experienced Design Managers. Our Design Managers will want to get to know you, your ideas, your family dynamics and what inspires you—all of which helps us to better define what you are hoping to achieve.

They will also want to gain an understanding of what your block is like and arrange to visit the site with you to discuss and review your ideas. Undertaking a site visit allows us to better understand the aspect of the block, view the adjoining properties and verify the boundaries of the property. We can then use this information to design the home to make best use of the location and surrounding environment of the property.

2. Define what’s possible

Now that we have a good understanding of what you want to achieve and a realistic picture of the block you want to build on, we will be able to provide you with an indication of what it will cost to design and build the home based on your ideas and preferences.

Our team of in-house fully qualified designers will engage and communicate with you throughout every step of the design-and-build process to ensure every little detail is considered before anything is finalised and building commences.

3. Detail the finishes

We now have enough information to develop an initial concept for your home which will be fine-tuned with you to ensure you are completely happy with the proposed design. We will also provide a further preliminary costing to ensure the final designs are still within your budget and expectations. At this point you will be required to make a payment to push ahead with the proposed plan and designs.

We will then develop computer aided drawings and 3D images of your home, before developing a complete, detailed list of specifications for the selected finishes along with a final fixed price quote for the total cost of the build. Provided you are satisfied with the final quote, you will need to approve the pre-construction agreement and provide payment for the balance of the deposit.

4. Visualisation

Now we can focus on getting everything ready before construction. This includes developing drawings of the working and structural details, the structural engineering, internal drawings (cabinetry, bathrooms, kitchen, robes etc.), mechanical design drawings, electrical plans, interior designs and all products, fixtures and fittings.

Our expert pre-construction team will also take care of any town planning, building permit and regulatory authority requirements. These elements will then be combined to create the building contract.

During this stage, you can also choose to employ the expertise of our interiors team who can provide specialist advice and guidance on the furnishings, light fittings, floor coverings and appliances that will elevate the style and finish of the internals of the home.

5. Construction

Welcome to the final stage of your custom home build!

Once you have signed the final building contract, we will obtain the required building permit, pre-order all building materials and appoint a site manager to oversee all elements of the construction of your home. We will also be able to provide you with a realistic time-frame for the construction of your home and ensure that you are kept informed throughout each stage of the building process.
