Building codes are changing

BuildingNews

If you’ve been thinking about starting your dream home journey, please be aware of the upcoming changes taking effect, as you may wish to proceed before these are implemented. Glenvill Homes is here to guide you through these changes and ensure you make the most of the current market conditions.

Understanding the Changes:

Effective May 1, 2024, the Australian Building Codes Board, in conjunction with the Victorian Government, is implementing new standards aimed at fostering greener, more accessible homes.

The upcoming changes will enhance the minimum standards for energy efficiency in new homes, resulting in lower running costs, increased comfort, and better resilience against extreme weather conditions. To meet the new requirements, new homes will undergo a comprehensive assessment to achieve a 7-star energy rating instead of the current 6-star energy rating. Some of the ways we achieve this will be through solar panels, additional insulation, and double-glazed windows and doors.

In addition to energy efficiency, there are also updated liveable housing design requirements aimed at improving accessibility for individuals with mobility constraints, allowing our customers to stay in their homes longer. These provisions will ensure that new Australian homes feature wider doorways and corridors, step-free access, and other enhancements to facilitate comfortable movement throughout the house.

While these adjustments promise long-term benefits for both homeowners and the environment, they also bring about inevitable cost implications that will affect the price of your dream home.

With changes to building codes approaching, it’s important to understand how these updates can impact your future home construction plans. Here are some key reasons to consider taking action before the changes take effect:

Lock in Current Pricing:

Securing your plans as soon as possible can help you avoid potential price increases associated with the new building requirements, allowing you to maintain your budget effectively.

Design Flexibility:

Initiating the building process grants you more flexibility in customising your home to suit your needs and preferences. From energy-efficient upgrades to personalised design elements, acting now allows you to have more control over your home’s features.

If there is a particular Home Design that you have been considering, by placing your deposit with Glenvill Homes before April ends, you can lock in pricing and designs as they currently are before the changes take effect.

To navigate these building code updates effectively and secure the best value for your investment, consider reaching out to Glenvill Homes to discuss your plans and options before the end of April. This proactive approach ensures that you can make informed decisions and move forward with your dream home project in the way that best suits you.
