Site review

Once your home design has been selected, our team will conduct a detailed site visit to understand the lot, its orientation and the requirements that apply where you are building.

In the west, this review may include the lot’s width, depth and fall, orientation for light and living areas, easements and service connections, driveway access and the design guidelines set by your estate and council. Where a block sits near the Werribee River or a local creek, it is also worth an early check through VicPlan for any flood-related zones or overlays that could shape the design.

This stage gives the build a clearer path. It helps identify how your new home will sit on the lot, how the build works alongside neighbouring lots and anything else that must be considered before your build begins.

Elle Design Studio

Your interior and exterior selections give the home its final character.

At Elle Design Studio, Glenvill’s interiors team will guide you through your finishes, fittings and colour palettes. Stone, timber, tiles, tapware, textures and colours are all chosen together, so that each detail lends itself to a harmonious whole.

This is where the home becomes more personal. A kitchen can feel grounded, a staircase more grand. Bathrooms feel calmer. Colour palettes carry through from the front door to the rooms you will use every day.

Planning and preparation

Building in a new estate usually means meeting the developer’s design guidelines alongside council building requirements. Every new home must also meet the current energy standards, which makes orientation, glazing and insulation worth getting right early. Glenvill Homes has long experience guiding and managing these approvals, so the right information is carefully considered before any work begins.

The team will look at what needs to be documented, what should be reviewed and what may affect cost, timing or buildability. This may include estate design approval, façade and materials requirements, lot coverage, easements, access or service connections.

Construction
